Just weeks after opening Acton | Belle Property Karratha, principal Dylan Rakich has achieved a landmark result, setting a new residential price record for the region in a standout off-market transaction.
Rakich secured a record-breaking $2.7 million sale for 27 Nyamina Road, Baynton, setting a new benchmark for the Karratha market. The property, a five-bedroom, five-bathroom home on a 1,215sqm block, was built in 2023 by local builder TIMIK. Thoughtfully designed to maximise space, the home balances quality, style and functionality with long-term liveability.
The result surpassed the previous Karratha record of $2,150,000, also set by Rakich in September 2025 for 7 Patterson Crescent, Dampier, further reinforcing his track record for achieving premium outcomes across the Pilbara.
The off-market sale was driven by a targeted and strategic approach. Rakich identified a local business owner seeking a long-term family home and facilitated a discreet introduction to the property’s owners, who were not actively considering a sale.
“This was about understanding both sides of the market and recognising the alignment,” said Rakich. “The buyers were looking for something special where they could put down roots for the next 15 to 20 years, while the vendors were open to the right opportunity if it supported their long-term plans. Bringing those two together created a result that worked exceptionally well for both parties.”
