Tim Foote and his team achieved a positive sales result for my property at a time when the prestige market was extremely challenging. I was impressed with Tim’s management of the sale and his ability to listen to my needs and design a campaign that met them.
Every vendor wants a top price, but discretion and privacy were also important to me; and I didn’t want the campaign to drag on either because the proceeds were earmarked for new investments.
Tim suggested beginning with a quiet web-only campaign to test the market on price. We received an offer of $6M which was pretty good in that market, but Tim was emphatic that we could achieve more with a full advertising campaign and styling.
I was pretty skeptical on the styling. I didn’t think it was necessary given the apartment was right on the harbour and its location and design were basically its best assets. But I chose to trust Tim’s experience and in the end his advice made me more than half a million dollars!
I laid out $80,000 for a full re-paint, new carpet and a comprehensive marketing campaign. Tim also recommended a private auction on site, which was an ‘out of the box’ idea that gave me the privacy I wanted while still setting a deadline for buyers to help us achieve a sale in a shorter timeframe.
During the campaign, I was impressed with Tim’s clear, strategic and intelligent advice. He never lost his enthusiasm and the close attention he paid to buyers made a big difference, in my opinion.
At the auction we had two registered bidders. I wasn’t too perturbed as you only need two for competition, but the second buyer froze so the property passed in on the opening bid of $6M. Then Tim went to work. After literally 10 minutes of negotiations with the buyer, we had a sale at $6.6M. Tim’s strategy paid off and my $80,000 investment resulted in an extra $600,000 within four weeks.
Clearly, prestige property is a sector of the market that requires real expertise, innovation and strategy. Tim has these qualities in spades and I recommend him to other home owners unreservedly.
