The agent was a bit pushy in asking me to exchange when i clearly wasn't comfortable given that a building entitlement had not been granted by the council. The agent advised me that the seller was prepared to agree to a clause to allow time for the council to assess the building entitlement request, so we proceeded on that basis. The seller's solicitor, however, didn't agree and subsequently over rode the seller's decision. The process could have been handled better.

Kate and Kelly were very helpful, arranging first a Facetime walkthrough while we were in hotel quarantine in Melbourne, followed by a F2F inspection once we were mobile and a third inspection while property was under offer. We were clearly advised of deadlines for placing (an initial written) offer. Two bidders were involved and we were clearly advised of the other party's interest, as they were of ours. Both parties including ourselves were given the opportunity to place counter-bids and we felt well satisfied by this aspect of the process. Completion of formalities leading to exchange of contracts took a little while based on the vendor needing to supply satisfactory evidence of services connected to the property. The property is initially for investment with a mid-term (3-4 years) view to living here. We were advised Belle does sales only but as below would be interested in property management services if available as the property is unusual for its neighbourhood and risks being pitched to the wrong market.

Kelly Allen has been fantastic from word go, enthusiastic and understood the qualities of the property .The old adage in real estate is that you make the money in getting the listing. Kelly disproved that idiom by working hard to get a good outcome for us but in the same token she was respectful towards prospective buyers. It was a difficult period to sell a house with prospective Sydney buyers locked out of the market but Kelly was resourceful and able to get top dollar for us from further afield. Kelly was wonderful. Kelly understood the hurt we felt after we lost our first property in Braidwood because our bank were too slow in confirming our finances. Understanding that finances were now already in place from the last property, she wasted no time in helping us secure this property, which we really appreciate. She was upfront and honest about the price the vendor was expecting, whilst still fully accommodating our budget limitations. Her local knowledge of the area has also been very helpful in making our decision. Lastly I would like to thank her especially for immediately sorting out the land size issue which was of utmost importance to us and she was able to remediate it asap. She is professional and friendly at the same time, always answering my calls and texts within the hour, which is really appreciated and makes me very comfortable dealing with her. 3-4 stars: I think you should offer a range. Kellie was great to work with but 2020 proved a long and difficult year and one which an agent couldn't easily anticipate. Buyers were looking to take advantage of the poor state of the market and it took until January 2021 ie over a year - for an appropriate offer to come through. I'm glad we both stuck it out. Some of your questions need to be more open-ended or offer a space to write in. I didn't have an auction so you need to provide a 'no auction held' response.
