James and his team were honest with their appraisal and highlighted areas to improve the selling price. Their strategy for the sale was to ensure the best price for the property and although the property did not sell at auction, there was no concern that it would not sell! They simple moved onto the next phase of the plan.
Negotiations were intense at times but always tilted towards obtaining the best price.

My primary Belle Property contacts in selling my home after 50 years at the same address have been James Bennett and Danielle Young. I had no prior experience in selling a home, and it was a difficult thing for me to come to grips with. James Bennett was lead agent throughout the whole process of coming to a decision to sell, selling in the context of market conditions, effective sales approach and negotiating the actual process of sale. He provided prompt, regular clear and informative feedback as events unfolded. At no time did I feel pressured by him in making decisions, but well informed and promptly and calmly advised if and when I asked for it. Danielle Young provided practical advice on readying my home for sale by helping to determine what was (or wasn't) needed in preparation. She provided a choice of referrals to appropriate services and tradespeople where needed and, where requested, could take the lead on managing specific aspects. We are delighted with the outcome achieved by Belle Property selling our apartment. From the outset, they communicated clearly and gave us great advice regarding how to best prepare our apartment for sale. The Belle Team was a pleasure to work with throughout, and were very fast and efficient - we had the apartment painted on the weekend, staged on Tuesday, photos taken on Wednesday, up online on Thursday, and first viewings happening on Saturday. Inspections were well organised and progress communicated - and the sale was handled with the minimum of stress - and achieved a result that surpassed our expectations. I was so impressed with James Bennett and his great team from Belle, Lane Cove. He was most capably backed up by Stephen and Claire and nothing was too much trouble. The maintenance on the home, the painting and styling went very smoothly and were reasonably priced. The use of the 'What's App' added greatly to communication with James and the team and with very prompt responses at all times. James mounted a very solid campaign and I was most impressed with his energy and dedication and professionalism to the sale of the property and found his weekly appraisals and general communication very helpful. We have come to know James via his involvement in the local market, along with seeing his results for neighbours and friends. James always came across as extremely knowledgeable about the Greenwich market and we noted that over our time living in Greenwich, he had clearly become the No1 agent. However, just as importantly, James had kept in regular contact, even when we were a long way from considering a sale. James always presented himself well and we developed a friendly relationship, so that by the time we were ready to sell, he was entrenched as our trusted advisor and the natural selection for the sale of our house. With regard to the sale, we experienced a shift in the market during the campaign and was James proactive in keeping us updated and setting the strategy to engage buyers in a slowing market. Other than maintain buyer interest during the campaign, James, and Steven's, expertise came to the fore on Auction Day. Despite a slow auction, James & Steven were able to keep the buyers engaged over a long period and on multiple times, when bidding seemed to have stopped, they were able to stimulate the auction and extracted ever dollar out of the process, which in a tough market made the difference for us to achieve a good result.
