Norman Park.

Norman Park is a highly sought-after, family-oriented suburb located just over five kilometres from the Brisbane CBD, offering an appealing combination of inner-city convenience, established community amenity and predominantly residential streets. Families are particularly drawn to the area for its access to well-regarded schools, including Anglican Church Grammar School (Churchie), Lourdes Hill College and Norman Park State School, along with strong transport connections via Norman Park train station and easy access to nearby lifestyle precincts such as Oxford Street in Bulimba and Hawthorne Road.

The suburb is also well served by green spaces including Wilson Park, Vectis Street Park, Pattison Park and McPherson’s Lookout, while local favourites such as Dovetail on Overend Street, Grumpy Monkey’s Coffee Nook, East Rugby Union Club and the Norman Park Sports and Community Club contribute to its strong community feel. Norman Park is home to several notable landmarks and architecturally significant residences, including the heritage-listed Eulalia and Maritimo, the distinctive riverfront residence Le Rivage, known locally as the “Pink Mansion”, McPherson’s Lookout and the Norman Park War Memorial precinct.

Some of the suburb’s most tightly held addresses include Wendell Street and Wynnum Road for their substantial riverfront properties, Waldo Street and Power Street for their elevated city and river outlooks, and Real Avenue for its wide streetscape, larger landholdings and impressive character homes. Housing is predominantly detached family residences, with approximately 68.9% of dwellings comprising houses on individual parcels of land, complemented by a smaller mix of townhouses, villas and apartments around transport corridors and higher-density pockets.

Architecturally, Norman Park features a varied mix of traditional Queenslanders, character homes, renovated post-war residences, contemporary family homes and high-end new builds, with riverfront and elevated pockets often featuring more individually designed properties. With approximately 64.3% of dwellings owner-occupied and families with children making up around 61.1% of the population, Norman Park continues to appeal to buyers seeking space, established amenity, strong schooling and transport links while remaining close to the Brisbane CBD.
