Moama.

Moama offers a relaxed, river-focused lifestyle on the New South Wales side of the Murray River, directly across the water from Echuca in Victoria. The town suits retirees, families and anyone drawn to life on the river, with boating, water skiing, fishing and golf part of the everyday rhythm. Its border position gives residents the calm of a smaller New South Wales town while sharing the shops, services and dining of its larger twin town just across the bridge. This mix has made Moama one of the faster-growing towns in the region.

River red gum forest, wetlands and sandy river beaches wrap around the town, and walking and cycling tracks follow the water through its reserves and floodplain. The most sought-after streets sit a short walk from the river on generous blocks, where large family homes look out over bushland and water. Further from the river, the town extends into newer residential estates on its northern and western edges.

Housing in Moama is mostly single-storey and family-oriented. The established central pocket holds a mix of homes built from the 1940s through to the early 1990s, while the growth areas on the fringe are dominated by new builds, house-and-land estates and larger modern homes. Some units and townhouses sit closer to the centre, though detached houses on sizeable blocks remain the norm. Premium riverfront allotments regularly sell at the top of the local market.

Everyday needs are well covered within Moama. A local shopping precinct handles groceries and services, and Echuca's larger retail, medical and dining options are only a few minutes away across the bridge. The town is known for its clubs, with a championship golf course, lawn bowls and family-friendly club dining among the main draws, alongside a growing line-up of cafes and restaurants. Cellar doors of the surrounding Perricoota wine district add to the weekend options, and an annual food and wine festival brings visitors to the riverfront each year. Botanic gardens, a large adventure playground, sporting reserves and river wetlands give families plenty of open space close to home.
