How to write a property search brief.

Buying property is an exciting prospect, but it can also be intimidating. In the absence of clear search parameters it’s easy to be overwhelmed by choice, which is why a property search brief is recommended. In this blog, our agents outline five key considerations to bear in mind when writing your search brief.

Know your budget

Know your budget or borrowing capacity so you can establish what you can afford. Then think about what you would ideally like to spend. Don’t forget to factor in renovation costs where necessary when looking at properties.

Establish your preferred location

Create a clear map of ‘preferred’ and ‘potential’ suburbs. Take into consideration factors such as affordability, transportation, access to schools, local facilities, amenities, and demographics.

Write down your requirements

Take the time to understand your wish list. Requirements may include the number of bedrooms and bathrooms, land size, type of dwelling, yard size, design elements, Feng Shui, etc.

Note your areas for compromise

State what elements are must-haves and what are nice-to-haves. Renovations are a significant consideration when searching for a property. If you’re not willing to do renovations, you may need to be willing to make compromises elsewhere. While knowing your requirements is incredibly important, it’s also essential to keep an open mind – what you want on paper simply may not be realistic.

Talk to a real estate agent

An experienced agent will know the market and provide feedback on your brief. Often this may mean advising you as to whether you are asking for too much or if you should raise the bar. They can also expand your horizons by opening the door to new options, such as different dwelling types, alternative locations, and off-market sales.
