Attracting international buyers this spring.

To secure the best result for your sale this spring – or at any time of year - your home needs to be exposed to as many potential buyers as possible.

In addition to attracting local and national buyers, in today’s interconnected world your marketing campaign also needs to reach buyers in other countries. With international buyers often having the means to drive a property’s price up, this makes them a highly desirable audience to tap into.

If you’re looking to attract international buyers this spring, here’s what you need to know.

Choose the right sales agent

Partnering with a skilled real estate agent who has experience attracting and selling to an international real estate audience is invaluable.

“To get the best result for your sale, look for an agent who not only has a strategy to reach active and passive buyers via their existing onshore database, but also has a plan to effectively reach and market your property to buyers offshore,” says Nick Boyd, Head of Network Growth for Belle Property and Hockingstuart.

“As the only Australian network with membership of global real estate listing platform Leading Real Estate Companies of the World (LeadingRE), we are able to promote our listings to buyers across 70 countries and tap into an international referral network of 500 member companies. As a result, this provides our clients with an unmatched reach and unique advantages for their marketing campaign,” Nick adds.

Presentation is key

To be a standout on an international scale, the way your property is presented online is crucial.

“Beautiful images help buyers create an immediate emotional connection with a property, so it is paramount photos are professionally shot to a high standard and portray the property accurately. This will ensure your property stands out when international buyers are scrolling through online listings,” explains Nick.

If your furniture is looking a bit tired or you are selling a vacant property, then consider having your home professionally styled before any photos or videos are taken. Through professional styling advice or by recommending a bespoke furniture hire package, property stylists can dramatically alter your property’s ‘look and feel’ to highlight its best features and drive competition amongst buyers.

Compelling copy and a catchy headline are another driving factor in attracting clicks on a listing, so engage a professional copywriter who can succinctly highlight a home's attributes without skimping on the details.

Embrace technology

With the ever-increasing sophistication of digital property marketing tools, when it comes to attracting buyers anywhere - at any time - today’s sales agents are better equipped than ever.

Take full advantage of the abundance of virtual tools and technology available to help offshore buyers easily inspect and purchase property virtually, including videos, floorplans, virtual tours, and aerial shots.

“One of the best features any property listing can have when appealing to an international audience is a video or virtual property tour. This allows your property to always be open for inspection, irrespective of the buyer’s location,” says Nick.

Sell the lifestyle

People buy into the lifestyle a home can offer them as much as the property itself, and this is no different for international real estate buyers.

To magnetise buyer attention - on and offshore - a good sales agent should be highlighting a property’s lifestyle benefits such as indoor and outdoor entertaining zones, swimming pool, landscaped gardens or views, along with any other lifestyle amenities nearby such as eateries, beaches, parks, schools or transport links.

By following these tips all your bases should be covered when it comes to successfully attracting international buyers this spring.
