Living in Canberra, I knew no agents in Sydney to sell my apartment in Kensington. Through the realestate.com.au website, I selected about six agents based on similar sales in the area and arranged to meet them all one Saturday morning. Brooke was one of the agents and impressed me with her professionalism and ability to make me feel comfortable with the sales process.
I asked all the agents to give me an estimate of what they expected the property would sell for. Brooke surprised me by estimating a range well above that of all the other agents. I was frankly sceptical that she could achieve such a price and challenged her estimate, particularly in light of all the other lower estimates. However, Brooke remained calmly confident that she could achieve a sale in this range and backed up her claims with evidence of similar sales.
At the time, the apartment was tenanted and I eventually decided to sell the property at auction once it became vacant, and stipulated a reserve price at the lower end of the price range Brooke had estimated. Brooke was relaxed about this high reserve price and at no time tried to convince me to accept less.
Following Brooke’s advice, I agreed to have the apartment styled for the marketing campaign. It was good advice. The apartment looked stunning and undoubtedly helped to attract potential buyers to the opens.
