Selecting a sales agent
1. Know the sales agent and office history
Do your research by jumping onto real estate portals like Domain and REA and the company’s website. Look at their recent sales. How many transactions have they completed? What results did they achieve?
2. Look at the marketing of the property
When looking at the sales agent’s previous and active sales, pay attention to the photos and the text. Do they present the property in the best possible way? Does it entice you to want to go to the open home?
3. Attend their open homes
Before engaging with the agent, attend a few of their open homes unannounced to see how they conduct themselves. How do they greet potential buyers? How professional and knowledgeable are they? How much effort do they put into presenting the home?
4. Ask many questions
Find out everything you can by asking them key questions about price, the process, their marketing, when to sell and how the home should be prepared. Ask them to provide current market data and examples of previous work they have done.
5. Advice from the agent
Every home needs to be prepared for sale, so ask them their advice on how you should best prepare your home and where money will be best spent.
