Our long-term tenant departed and I decided it was time to liquidate our holding. After ten years of renting the place out it was not a pretty sight. I contacted the leading competing agency in Leichhardt and asked them to call me the next day about listing the property. They called back a week later. I called Simone the same day and within three weeks the property had been renovated, looked fantastic and was a hot property on the market.
Simone was amazing; let me go into a bit more depth about our experience of the selling process with her.
- Always professional, punctual and impeccably organized.
- Results focused from day one, the goal was a top selling price and every day Simone was striving to achieve this for us.
- Simone is very black & white with her approach and it was evident that she wanted to give us the best sale possible. We have sold a few properties and know this high standard of practice is not necessarily the norm amongst real estate agents.
- Exceedingly personable and well presented. She instilled confidence in us as vendors. I also have no doubt her warm personality also put buyers at ease and greatly assisted the sale process.
- nothing was too much trouble for her, the service she provided we had never encountered before as real estate vendors.
As a quick case study our property looked like a real dump after ten years of tenanting. Good bones but an unloved yard, unwelcoming feel inside and just generally a “hard sell”. Probably a high sixes, low sevens property at best.
Simone suggested we put some monies into relatively cosmetic changes to achieve a substantially better result. We agreed.  We spent approximately $18k on gardening, floor sanding, re carpeting, painting and staging our property.  In two weeks it was all done. The brilliant thing was Simone project managed the whole process – all we had to do was choose the paint and carpet colours! I had no idea agents even did this it was just too easy. She also told us what not to spend money on – things that wouldn’t generate a return.
Our campaign ran to the day from Simone’s initial timeline right up until the auction. At auction we achieved low eights and a result of $51k over reserve. We were understandably absolutely thrilled.
To conclude I would highly recommend Simone to anyone wishing to sell property within her selling area. She is professional, has integrity and is a sensational agent and a genuinely nice person.

My first experience with Belle Property was in 2008 when I bought my first home at Auction; 95 View Street Annandale. My first point of contact at the time was the ever warm and professional Robert Clarke, Co-owner and Principal Agent of Belle Property Annandale. The moment I saw the two bedroom semi-detached home with glorious Magnolia tree in full bloom listed online it was love at first sight - literally! And i knew it was to be my future home. First inspection confirmed i was totally besotted. The campaign lead by Rob Clarke and Julie Hatch was exceptional and on Auction day the street was full; from memory the road was even blocked to traffic - there was that much interest in my home! 16 contracts, 11 bidders (!) and My winning bid later my dream of owning 95 View Street Annandale had been realised.

In 2012 a career move to Melbourne led to the decision to rent out my precious home for a year. Naturally, after such a great first experience, my only consideration for managing agent was Belle Property. I contacted Rob again (who even after 4 years remembered me instantly!) and he and property manager Lisa Stenning helped me secure rental income exceeding my expectations within a week of the property being listed. When we made the difficult decision to sell our City Quarter apartment (our very first home) we met with three agents. From the very first meeting it was very clear that Maria was professional, warm and engaging and was prepared at our first meeting with a portfolio of current and previous apartment sales, a marketing plan, contract paperwork, testimonials and a quote of service. Maria was open to tailoring the marketing to our needs and provided great support with advice on the process.

Maria then recommended a marketing campaign and apartment styling, both with significant costs attached, however we did not have any reservations with proceeding with both home styling, professional photo shoot, and flyers. The results were outstanding.

Of the eight apartments for sale in City Quarter at the time of us going to market, our apartment was presented in stark contrast to the o her agency offerings. The internal presentation was incredible providing prospective buyers a wonderful view of what was possible with the apartment. The photography and floor plan used for online and the flyer were high quality and as such positioned our apartment as the apartment of choice.

Following this preparation we achieved a superior positioning on the Domain online site and were fortunate to achieve Domain print 'Apartment of choice' positioning (a half page spread). In our view this was success was in part due to the wonderful relationship Maria has with feature writers and also the high quality marketing product presented.

Once on the market, the interest was strong and Maria provided detailed updates both over the phone and in writing (professionally presented) following each open. Maria went above and beyond to show prospectives the apartment out of hours, in addition to the set open homes.

The best decision we made when wanting to sell our Camperdown unit was to engage Maria Magrin as our agent.

Deciding to sell our first home was a decision that was not taken lightly, a lot of love, care, time, frustration and heartache had gone into renovating our pride and joy. When this decision was finally   decided upon we spoke to five agents, representing different businesses. Our theory was to speak to as many agents we could in order to gain as much information about the market and the various agents perspective and opinions regarding the best method of sale, the process they followed and obviously why they and their business model were superior to their competition.

The choice of who would provide the best outcome for us came down to three elements:

1.  Recent Sales results in the immediate and surrounding suburbs

2. Trust – did we have faith the agent was servicing our interest, without “burning” potential purchasers with well known industry games

3.  Enthusiasm – did the sales person have the right mix of work ethic, dedication and providing accurate feedback to potential purchasers and to us as the customer.

After this process we limited our choice to three, from here it became apparent two of these three short listed agents although very competent were focused on their own requirements and costs, their own personal history and how their competition were worse than they were, unfortunately for them we were more interested in their sales process and on our needs as a potential customer. Simone Azzi by contrast was dedicated to her own process rather than focused on the limitations of her competition. In the final wash up her listening to our specific needs as a customer was the clear differentiating factor over her competition.

Once securing the business Simone was 100% focused on achieving the best result that she could for us. She remained true to her word on communication and was able to offer informed, appropriate and accurate advice to us when requested, she also appeared to have an innate ability to know when to contact us, rather than wait for a call.

Needless to say that by remaining true to the process she had outlined in her original presentation Simone was able to achieve an outstanding result for us well in advance of the scheduled auction date.

The Belle Property team was accessible and professional throughout the entire sales process. I am writing in connection to the renewal of lease which I had a great experience with the Belle Property Annandale. When I had an inspection from agents of Belle, they attended to our problems on the property and on next day, I got such a fast response from them.
