Every now and again you engage companies that deliver levels of service way above your highest expectations. This has been our experience with Belle Property, Mosman in recently selling our townhouse.

Rosemarie and I have been delighted in every way with the services provided by Brad Rogan and David Smeallie from developing a sound marketing plan, the excellent photos and sales copy that accompanied the print and online advertising.

Every appointment and showing occured on-time which generated strong interest over the 2 weekends and Wednesday opening. Eliza Fitzpatrick ably assisted in the open house and some of the private showings of our residence.

Brad and David perceptively identified 2 strong buyers who were interested in purchasing the property and skillfully negotiated increasing offers from the potential buyers prior to the auction date.

Even when the final purchasr indicated to Brad that it was his final offer and he did not wish to get any more phone calls, Brad made one last effort and got us an additional $5,000. It is this level of dedication that goes far beyond the norm.

The eventual outcome exceeded what we would have set as a reserve price at auction and reached the high end of our best expectations.

At first we enquired about another property which was already taken. I briefly explained what we were looking for and you recommended this fantastic apartment for us. When I saw it I knew it was the place I wanted to live in. Tim Foote and his team achieved a positive sales result for my property at a time when the prestige market was extremely challenging. I was impressed with Tim’s management of the sale and his ability to listen to my needs and design a campaign that met them.

Every vendor wants a top price, but discretion and privacy were also important to me; and I didn’t want the campaign to drag on either because the proceeds were earmarked for new investments.

Tim suggested beginning with a quiet web-only campaign to test the market on price. We received an offer of $6M which was pretty good in that market, but Tim was emphatic that we could achieve more with a full advertising campaign and styling.

I was pretty skeptical on the styling. I didn’t think it was necessary given the apartment was right on the harbour and its location and design were basically its best assets. But I chose to trust Tim’s experience and in the end his advice made me more than half a million dollars!

I laid out $80,000 for a full re-paint, new carpet and a comprehensive marketing campaign. Tim also recommended a private auction on site, which was an ‘out of the box’ idea that gave me the privacy I wanted while still setting a deadline for buyers to help us achieve a sale in a shorter timeframe.

During the campaign, I was impressed with Tim’s clear, strategic and intelligent advice. He never lost his enthusiasm and the close attention he paid to buyers made a big difference, in my opinion.

At the auction we had two registered bidders. I wasn’t too perturbed as you only need two for competition, but the second buyer froze so the property passed in on the opening bid of $6M. Then Tim went to work. After literally 10 minutes of negotiations with the buyer, we had a sale at $6.6M. Tim’s strategy paid off and my $80,000 investment resulted in an extra $600,000 within four weeks.

Clearly, prestige property is a sector of the market that requires real expertise, innovation and strategy. Tim has these qualities in spades and I recommend him to other home owners unreservedly.

Nothing was too much to ask during the campaign and I was provided with in-depth updates every week regarding progress. Stewart and Melanie kept me abreast of all potential purchases, offers and helped suggest any minor improvements we may be able to make to encourage potential buyers who seemed in any way hesitant to pursue the sale. When I was happy with an offer that had been made Stewart suggested I hold off because he thought he could work a little harder on another interested party and, as a result, achieved an even better sale result.

The often obscure work hours involved in my occupation were no hurdle either. Texts and emails to Stewart and Melanie about the progress of the campaign were often responded to well outside of reasonable business hours and Stewart called, without fail, after every open home to let me know how many new groups had been through and what interest had been like. Dedication to one’s work on such a scale seems to becoming rarer every day. Stewart and Melanie also took significant pressure off me by liaising directly with my solicitor and with the strata management company when potential buyers had any questions of either. Their answers were always well researched and thorough.

The proof, they say, is in the pudding and I am very pleased to be able to report that the sale price was a record not only for our building, but for the two adjacent buildings as well. The campaign was a fantastic success and this was entirely down to the tremendous effort put in by Stewart and Melanie.
